Renting an apartment or house in Poland
The most effective way to find a rental in Poland is to combine the major national housing portals with strong local sites. In Gdańsk, Gdynia and Sopot, Trojmiasto.pl is especially useful alongside Otodom, OLX and Morizon.
Where to find rental listings
| Site | Best for | Notes |
|---|---|---|
| Otodom | Apartments and houses across Poland | One of the largest housing platforms with filters for city, size, rooms and price. |
| OLX Nieruchomości | Private listings and broad local coverage | Includes both private landlords and agents. Verify the listing and landlord carefully. |
| Morizon | Apartments and houses across Poland | Large property portal with both rentals and sales. |
| Trojmiasto.pl | Gdańsk, Gdynia and Sopot | An important local source for Tricity, with separate apartment and house listings. |
| Local Facebook groups | Direct contact and fast-moving listings | Can be useful for private rentals, but check identity, ownership and the agreement carefully. |

What does the apartment really cost?
Rental prices in Poland can be presented in a way that is confusing if you are used to Swedish listings. An advert may show PLN 3,000 in rent while the real monthly cost is higher.
- Najem / odstępne: rent paid to the owner.
- Czynsz administracyjny: building or administration fee.
- Media: electricity, gas, water and sometimes heating based on consumption.
- Internet: may be separate.
- Kaucja: deposit, often at least one month’s rent.
- Prowizja: possible estate-agent fee.
Private landlord or estate agent?
Direct from the owner
- Can be cheaper because there is no agent commission.
- You need to verify the owner and agreement yourself.
- Good listings can disappear quickly.
Through an agent
- Can be easier if you do not speak Polish.
- The agent may help with viewings and the agreement.
- The commission may equal one month’s rent or another agreed amount.
How to search efficiently
- Choose your preferred area, maximum total monthly cost, number of rooms and move-in date.
- Set alerts on Otodom, Morizon and relevant local portals.
- Check Trojmiasto.pl daily if you are searching in Gdańsk, Gdynia or Sopot.
- Contact attractive listings quickly, ideally the same day.
- Ask about total cost, deposit, rental term and whether the property is available all year.
- Arrange an in-person or live video viewing.
- Verify the owner or valid power of attorney before paying.
- Read the agreement before sending a deposit or first rent.
Seasonal rentals matter in Gdańsk and Sopot
Some coastal properties are rented long term during autumn, winter and spring, then switched to short-term holiday rentals in summer. A cheap listing may therefore only be available until May or June.
Ask explicitly whether the contract runs for 12 months, whether it can continue through summer, whether the rent remains the same, and whether you must leave before tourist season.
What to check at a viewing
- damp, mould and ventilation
- windows and noise levels
- heating system and estimated winter cost
- hot water
- lift/elevator if the apartment is on a higher floor
- parking and extra fees
- mobile reception and internet provider
- furniture and inventory included
- damage that should be documented before moving in
Avoid rental scams
- Do not pay a deposit merely to reserve a property you have not verified.
- Be cautious if the price is far below comparable properties.
- Check who owns the property or whether the landlord has valid authority to rent it out.
- Be cautious if the landlord claims to be abroad and will only communicate by message.
- Request a written agreement before making significant payments.
- Save the advert, messages, receipts and agreement versions.
Can an EU citizen rent a home in Poland?
Yes. An EU citizen can rent a home in Poland. A landlord may still ask for a passport or national ID, employment confirmation, proof of income or a deposit. In practice, the exact requirements depend on the landlord and the agreement.
If you work remotely for a foreign employer, a simple employment certificate or other proof of stable income can be useful.
